The following terms and conditions relate to all bookings made with the Company through this website for our hotel & members’ club in London, U.K.

  1. The meaning of some words used in these terms and conditions:

‘we’, ‘us’ or ‘our’

is a reference to Curtain Management Holdings Limited (Company number 08723531) or any of its subsidiaries that may own and/or operate the Hotel & Member’s Club;

‘you’ or ‘your’

is a reference to the person to whom we are providing our Services and who is required to pay for the Services we provide;


means the booking of any accommodation or other services provided to you by us;


means the hotel in respect of which your Booking is made;


is a reference to both us and you; and


means our website

  1. Entering into a legally binding contract

A contract between you and us will come into being once we have accepted your Booking and sent you an email or any other form of communication confirming such acceptance (“Booking Confirmation”).

  1. Price, payment and identification

3.1 The amount shown on our Website or on any third party website at the time you make your Booking and that is set out in the Booking Confirmation is the amount you will be charged when you check in to the Hotel.

3.2 Advance Purchase Rates are non-refundable, non-amendable, non-transferable and fully prepaid at time of booking. The credit/debit card used to book the Advance Purchase Rate must be presented to reception on arrival at the Hotel. Failing to do so will result in a full refund of that card and us charging the guest check in with a chip and pin card.

3.3 When making your Booking you must give details of a current, valid credit or debit card.  If you are using an American Express card, a PIN number will be required.

3.4 ID, passport or driving license matching the name of the reservation is required to check in regardless of country of origin or residency. Reservations without matching ID, passport or driving license will still be charged in the event that matching ID, passport or driving license is not provided, but we reserve the right to deny access to the room.

3.5 A Debit or Credit card will be authorised at check-in for any outstanding amounts relating to your stay, plus an £100.00 per night to cover incidentals. Value may vary according to room type booked. A refund will be given in respect of incidentals paid for but not used or taken up at the time you check out of the Hotel.

3.6 We will also take details of a current, valid credit or debit card with chip and pin (or PIN number if you are using an American Express card) when you check into the Hotel which we reserve the right to charge on any failure to pay on your part.  This card may be the same or a different one to that used when making your Booking and mentioned above.

3.7 All amounts stated are inclusive of VAT or local taxes, which will be added at the rate currently in force.

  1. Occupancy

4.1 The maximum room occupancy for our Courtyard Room, City Room, City Twin Room and City Terrace Room is two adults.  Adjoining rooms (where available) can accommodate two adults each. A maximum number of one extra bed which could accommodate one person can be placed in the Junior Loft Suite, Junior Terrace Suite, and two extra bed to the Shoreditch Suite or The Curtain Suite for an additional amount of £65 per night per extra bed. This cost will be waived for children under twelve years. You must not exceed the maximum occupancy for the room allocated to you.

4.2 We reserve the right to eject you from the premises, charge and cancel the remainder of your stay in the event that you fail to respect this policy.

4.3 Children under 18 are not permitted to stay at The Curtain unless a parent or guardian is also staying in the hotel. We reserve the right to request valid photographic proof of identity and age, so please bring this with you otherwise where requested you will not be permitted to stay.

  1. Cancellation or modification by the customer

5.1 If you wish to cancel or amend your Booking you must do so by sending us an email or by telephoning the Hotel direct. Unless booking through a third party, then it should be done

5.2 Unless expressly stated otherwise, customers must vacate their room before midday on the final day of the reservation. Failing this, an additional night will be charged.

5.3 Reservations are personal and can in no case be transferred to a third party, whether free, at a cost, or for commercial purposes.

5.4 Promotional rates may only be cancelled in accordance with the specific terms applying to that rate which will be advised at the time of Booking.

5.5 Best Available Rates must be cancelled or amended by 3pm (GMT) 24 hours ahead of arrival to avoid a one-night accommodation charge inclusive of VAT at 20%. This is indicated in the conditions of sale for the rate.

5.6 If you cancel or amend your Booking after 3pm (GMT) 24 hours ahead of the arrival date as set out in your Booking or do not check in to the Hotel in accordance with your Booking, a one night accommodation charge inclusive of VAT at 20% will be made to the credit or debit card, details of which were given at the time of your Booking. This is indicated in the conditions of sale for the rate.

5.7 If the stay is terminated early by the customer, the full agreed price will be paid. In the case of reservation with prepayment, no refund will be made for this reason.

5.8 A cancellation number must be obtained to ensure that minimum charges are levied.

5.9 Please note cancellations or amendments are not permitted on any Advance Purchase Bookings as a full, non-refundable deposit is taken at the time of booking. Advance Purchase Rates are non-refundable, non-amendable, non-transferable and the full pre-payment will be forfeited. This is indicated in the conditions of sale for the rate.

5.10 Specific terms and condition apply to groups bookings (more than 9 rooms)

  1. Cancellation or relocation by us

6.1 The Company accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, , acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. If you cancel your Booking or prematurely vacate due to such an uncontrollable event affecting you rather than the Hotel you will not be entitled you to any refund.

6.2 Whilst every effort is made to fulfil any particular requests which you may make in relation to your stay with us, please note that these requests do not form part of the Contract and we cannot guarantee that we will be able to meet any particular requests. Your Booking is for a class of room in the Hotel and does not guarantee that you will be able to stay in a specific room or in the same room for the duration of your stay.  If we need to move you to a different room during your Booking for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.

6.3 In the event that the chosen hotel is not available, or in cases of force majeure, the hotel reserves the possibility of accommodating the customer totally or partially in a hotel of equivalent category for the same type of services. Any additional cost of the room or telephone calls remain the responsibility of the chosen hotel.

  1. Exclusion and limitation of liability

7.1 We do not exclude or limit liability for our negligence or negligent omission which causes you personal injury or death.

7.2 We shall only be liable for any loss or damage suffered by you which is reasonably foreseeable and a direct consequence of a breach by us of this contract. In the event that any loss or damage suffered by you relates to your business activities then we exclude all liability for any business loss and in particular we exclude all liability for loss of profits or other economic loss arising out of a breach of this contract.

7.3 We also exclude liability for the loss by you of any items or personal articles in the Hotel.

7.4 Our liability to you shall not exceed the price paid by you in respect of the Booking in any event.

  1. Behaviour and Conduct

Reasonable behaviour is expected at all times. Our Staff have the right to be treated with dignity and respect at all times  They should be able to do their jobs without being PHYSICALLY or VERBALLY ABUSED.  Unreasonable behaviour will not be tolerated (including disrespectful treatment of any of our Hotel staff).  Management reserves the right to cancel your Booking at any time if any person or group, who in the opinion of management behaves in an objectionable manner or contravenes the terms and conditions of this contract and any other document agreed by you, or any regulation posted in the Hotel, and there will be no refunds made for payments already received, the past nights (if the guests arrived earlier than the night of the incident), as well as that same night will be charged.

Examples of Unacceptable Standards of Behaviour:

  • Violence.
  • Excessive noise eg recurrent loud or intrusive conversation or shouting.
  • Threatening or abusive language involving swearing or offence remarks.
  • Derogatory racial or sexual remarks.
  • Malicious allegations relating to members of staff, other patients or visitors.
  • Offensive sexual gestures or behaviours.
  • Abusing alcohol or drugs on practice premises.
  • Drug dealing on practice premises.
  • Wilful damage to practice property.
  • Threats or threatening behaviour.
  • Theft
  1. Damage or accidents

9.1 We kindly ask that all guests respect The Curtain rooms and facilities. In the event that there is any damage to the room(s) during your stay or if any items are missing from your room(s) upon your departure, we reserve the right to charge the card you have used to secure your booking a reasonable fee to make good or remedy any such damage and/or missing items.

9.2 We expect you to respect our other guests and refrain from any improper, violent or abusive behaviour and any illegal conduct at all times during your stay. We reserve the right to eject you from the premises and cancel the remainder of your stay in the event that you fail to respect this policy.

9.3 We shall not be liable to any guest for any loss, damage or injury suffered by our guests or to their property. However, this does not exclude or limit in any way our liability where it would be unlawful to do so, and which includes liability for death or personal injury caused by our negligence (or the negligence of our employees, agents or subcontractors) and for fraud or fraudulent misrepresentation.

9.4 We provide a safe in each room for the storage of personal items and all reasonable efforts are made to provide a secure hotel environment. Nevertheless, the risk of theft, damage or loss of our guests’ personal possessions cannot be eliminated entirely and we strongly advise you against bringing valuable items such as jewellery or large amounts of cash to The Curtain. Management reserves the right, in its sole discretion, to refuse to store any personal property of guests.

9.5 Use of any of the gym or fitness equipment, areas or facilities available at The Curtain is entirely at your own risk. Induction sessions explaining how to safely and properly use the gym or fitness equipment can be made available upon request before using the facilities. You must not use any equipment or undertake any activity at The Curtain unless you are satisfied that you are competent to do so in a safe and proper manner.

9.6 When using any equipment and facilities available at The Curtain, you must take care to safeguard your own health and safety and that of other people, and you will be solely responsible for any loss or injury that you cause to yourself, other persons or to the equipment or facilities to the extent that it is caused through your unsafe or improper use of the equipment or facilities (including your use of them whilst under the influence of alcohol or medication) or your failure to advise The Curtain staff of a medical condition relevant to your use of the equipment or facilities.

9.7 Guests must report any accident or injury they or their guests may have whilst on the premises immediately to a member of management and in any event, within 24 hours of the incident. This information is needed in order to comply with health and safety obligations and for insurance purposes.

9.8 The Hotel does not accept any responsibility for the Client’s personal property nor those of its guests, employees, representatives, invitees or contractors including gifts, presents, seminar, conference, exhibition, or other corporate presentation material or such other items brought by the Client, its employees, Guests, representatives, invitees or contractors to the Hotel (cumulatively referred to as the “Client’s Property”).

9.9 The Hotel may, at the request of the Client, provide personnel to assist in carrying, directing, placing, installing or setting up (as the case may be) the Client’s Property. The Hotel will not assume custody or control of such articles, which remain on Hotel premises at the owner’s sole risk. In such an instance, the Client acknowledges and accepts that the Client shall remain responsible for the Client’s Property and shall not hold the Hotel liable in any manner whatsoever.

  1. Use of the Website

10.1 The use of the Website is restricted to people over the age of 18.

10.2 Information You Provide to Us:

When you use our Website: We may collect any Personal Information that you choose to send to us or provide to us, for example, on our “Contact Us” form. If you contact us through the Websites, we will keep a record of our correspondence.

10.3 Information We Automatically Collect:
When you visit our Website, we collect certain information related to your device, such as your device’s IP address, referring website, what pages your device visited, and the time that your device visited our Website.

10.4 How do we use the information?

We will use the information we collect via our Website:
– To administer our Website and for internal operations, including troubleshooting, data analysis, testing, statistical and survey purposes;
– To improve our Website to ensure that content is presented in the most effective manner for you and for your computer;
– Analyse customers’ use of the Website for trend monitoring, marketing and advertising purposes;

10.5 How do we share and disclose information to third parties?

We do not sell your Personal Information to anyone.

We reserve the right to access, read, preserve, and disclose any information as necessary to comply with law or court order; enforce or apply our agreements with you and other agreements; or protect the rights, property, or safety of The Curtain, our employees, our users, or others.

Disclosures for National Security or Law Enforcement: Under certain circumstances, we may be required to disclose your Personal Information in response to valid requests by public authorities, including to meet national security or law enforcement requirements.

10.6 Is Personal Information about me secure?

We use appropriate technical, organisational and administrative security measures to protect any information we hold in our records from loss, misuse, and unauthorised access, disclosure, alteration and destruction.  Unfortunately, no company or service can guarantee complete security. Unauthorised entry or use, hardware or software failure, and other factors, may compromise the security of user information at any time.

10.7 Cookies and other tracking technologies

Our Website uses cookies (small text files containing a string of alphanumeric characters that we put on your computer) and other similar tracking technologies (like web beacons, tags and scripts) to uniquely identify your browser and to gather information about how you interact with you through our website. We use this information for the following purposes:

– Assisting you in navigation;
– Assisting in registration, login, and your ability to provide feedback;
– Analysing your use of our site; and
– Assisting with our promotional and marketing efforts;


We also utilise Google Analytics, a web analysis service provided by Google, to better understand your use of our Website. If you ask us to delete your information, we will use our best efforts to promptly delete all of your Personal Information and cease any use thereof, provided that nothing in this Privacy Policy shall prevent us from using any aggregated and de-identified Personal Information that does not identify any individual. Please note that we may also retain and use your information as necessary to comply with our legal obligations, resolve disputes, and enforce our agreements.


10.8.5 Linked Websites
 For your convenience, hyperlinks may be posted on the Website that link to other websites (the “Linked Sites”). We are not responsible for, and this Privacy Policy does not apply to, the privacy practices of any Linked Sites or of any companies that we do not own or control. Linked Sites may collect information in addition to that which we collect on the Website. We do not endorse any of these Linked Sites, the services or products described or offered on such Linked Sites, or any of the content contained on the Linked Sites. We encourage you to seek out and read the privacy policy of each Linked Site that you visit to understand how the information that is collected about you is used and protected.


10.8.6 Children
 We do not knowingly collect or solicit personal information from anyone under the age of 16. If you are under 16, please do not attempt to register or send any Personal Information about yourself to us. If we learn that we have collected Personal Information from a child under age 16, we will delete that information as quickly as possible.


10.8.7 Review of this Privacy Policy? 
We’re constantly trying to improve our Website and Services, so we may need to change this Privacy Policy from time to time as well. We will alert you to material changes by placing a notice on our Website and/or by sending you an email (if you have registered your e-mail details with us) when we are required to do so by applicable law.   1. Exchange Rate

All rates quoted on our Website or otherwise and confirmed in non-UK Sterling will be converted to the UK Sterling by the Hotel at the time of payment, based on the then-current exchange rate.  The exchange rate of the day of the refund will be used if a refund in respect of incidentals is required when you check out of the Hotel.


  1. Smoking Policy

In keeping with the UK law, the Curtain applies a strictly non-smoking policy within its confines or on external parameters. No smoking or vaping is permitted inside The Curtain at any time, whether in your room or elsewhere. The Curtain has designated smoking areas and our staff will happily advise you of their location upon request. We reserve the right to charge the card you have used to secure your booking a reasonable fee (£100 per night) in respect of specialist cleaning in the event we suspect smoking has taken place in your room(s) during your stay. We also reserve the right to terminate the remainder of your stay in the event that we find you have failed to comply with our smoking policy.


  1. Car Parking

There is no Free Car parking at the Hotel. For further information on parking availability and procedures, please contact the Hotel directly.


  1. Discrimination

We do not discriminate on the grounds of race, colour, nationality, religion, sex, marital status, age, ethnic origin or disability. We expect all Clients, including their employees, representatives and sub-contractors to adhere to this policy and we may, without incurring any liability to the Client, remove from the Hotel any person or persons offending against this policy.


  1. External Purchases

No wines, spirits, beers or food may be brought into the Hotel or Hotel grounds by Clients and their guests or representatives for consumption or sale on the premises without the express written consent of the Hotel, for which a charge may be made.


  1. Internet Facilities

Internet facilities are provided by third-party providers. The Client acknowledges that there may be disruption to the connection without prior notice and the Hotel shall have no liability whatsoever for such disruption. The Client further undertakes not to use the facility for any fraudulent purpose or in connection with any criminal offence and in contravention of any license and will indemnify and hold the Hotel harmless from and against any claim. demand, suit, proceeding or prosecution (including on a full indemnity basis all the Hotel’s legal fees and expenses) arising therefrom.


  1. Insurance

The Client is recommended to have and is responsible for insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.


  1. Use of the pool

18.1 We take all reasonable care to ensure that the swimming pool or related facility is safe and fit for use, however, we disclaim, to the extent permissible by law, all liabilities that may arise in relation to the use of the Swimming Pool Facility. A person under 18 years of age must only use the Swimming Pool Facility under proper adult supervision. You must follow any other rules posted near the pool governing its use.

18.2 Children under 16 years of age must be accompanied by an adult at all times and may use the pool facilities until 2 p.m. Monday-Friday and access the Lido restaurant until 6.00 p.m., except on Saturday and Sunday when they can use the pool until 12 p.m. and the Lido restaurant until 2 p.m.

18.3 For health and safety reasons children under 16 are not permitted to use the gymnasium and children under 16 are not permitted to use the steam room.

18.4 At certain times, facilities may become unavailable due to maintenance, private events, adverse weather conditions or other reasons beyond our control.  We will attempt to keep all Hotel guests informed of these circumstances however this may not always be possible.  If any facility is a significant reason for your choice of Hotel, we would advise you to check directly with the Hotel in advance of arrival.

18.5 The pool access is at management discretion. Guests might be asked to leave without Prior notice.


  1. Use of the Spa

19.1 The term “Spa” refers to the Spa facility as a whole and includes the pool, steam room, the Spa building and any other facilities included therein. This is a private hire facility. We do not have life guards on duty and you are solely responsible for your behaviour and safety whilst using our Spa. We would draw to your attention the safety notices on the walls of the Spa.

19.2 Please also see the Safety Considerations and Contra-Indicators regarding medical complaints and guidelines on using the spa facilities. The Spa Pool operates at approximately 25 Degrees Celsius (the temperature varies depending on the outside weather), the Steam Room at 40 Degrees Celsius approx., it is therefore important to limit the duration of your sessions and remain well hydrated.

19.3 Individuals who are pregnant, elderly or suffering from heart disease, diabetes, epilepsy, high or low blood pressure should not use the spa without prior medical consultation and permission from their doctor.

19.4 The opening hours of the Spa are specific and not flexible. We reserve the right, if necessary, in emergencies or for the purposes of repair or maintenance, to alter these hours. We will do all we can to notify you of any changes.

19.5 Children under 16 may not use the Spa facilities or have access to the Spa at any time.

19.6 You may not consume any food or drink (including sweets and energy drinks) in the spa facility other than that provided by us. You should never consume alcohol when using facilities such as Steam Room.

19.7 Electrical equipment not provided by ourselves may not be taken or used in the Spa building at any time. This includes the use of mobile phones, music equipment and photography of any kind.

19.8 The Curtain has a non-smoking policy.  In keeping with the UK law, the Spa applies a strictly non-smoking policy within its confines or on external parameters. We reserve the right to charge the card you have used to secure your booking a reasonable fee in respect of specialist cleaning in the event we suspect smoking has taken place in the Spa during your stay. We also reserve the right to terminate the remainder of your stay in the event that we find you have failed to comply with our smoking policy.

19.9 The Spa area is covered by CCTV cameras and footage from these can be used by the hotel in evidence of any kind.

19.10 You are responsible for your own behaviour and for the repair or reinstatement of any damage occasioned to our property in the course of your session.

19.11 The Spa is cleaned daily with the main clean being outside opening times but there are occasions where we will need to clean certain areas or complete safety checks. During this time staff may briefly need to access the spa or changing rooms.

19.12 The equipment controls are pre-set for your own safety and well-being. Anyone found tampering with the controls will be asked to leave. No refund will be given and a charge will be made for any damage caused.

19.13 The Spa is designed to be an area of relaxation and therefore we ask that talking should be kept to a minimum. In the event of excessive noise you will be asked to leave.

19.14 This is an adult relaxation / fitness facility and the facility must be used appropriately. Users of the Spa may not run, jump or dive in the Spa area or facilities. We operate a zero tolerance policy towards rowdiness, rudeness and aggression of any kind. We reserve the right at all times to refuse entry to the Spa, or to remove any guest or party whose behaviour has caused us, our staff or our other guests concern. Such

notice will be verbal and you are required in this case to leave immediately. No refund will be given.

19.15 Any damage to the Spa or facilities or other accident or injury must be reported to us immediately. Immediately means in this instance before you leave the building at the end of your session.

Failure to do so will by necessity invalidate any later claim. The company can accept no liability for accident, injury or misadventure caused by your own actions. Guests are responsible for making their own insurance arrangements in respect of injuries suffered by them or their guests or to any third party.


  1. Access to the Member’s Club

20.1 During your stay, you will have complimentary access to our Members’ Club and any other facilities included therein.

20.2 You may entertain a maximum of three additional guests on any visit to the Club unless a private party or restaurant reservation has been confirmed or a greater number of guests has been previously agreed with the Club.

20.3 You and your guests are obliged to follow the Terms & Conditions for the Membership department (

20.4 You agree to use our site for lawful purposes only and we reserve the right, at our sole discretion to deny any user access to all or part of our site, without notice.


  1. Other Charges

21.1 Any amenities taken from the room such as and not limited to toiletries, bathrobes, towels  will be charged upon check out to the card on file. If you wish to purchase them, a price list is available in your room directory.

21.2 For any room service, you will be charged a tray charge. You can check with in room dining to know the cost prior to ordering. If your breakfast is included in the room rate, the tray charge will be at extra cost.


  1. Damage & Loss

The Curtain reserves the right to charge guests for the cost of rectifying or cleaning any damage which has been caused by the deliberate, negligent or reckless acts of guests to the hotel’s property or structure. This right to charge will also apply to loss of earnings and/or profit where the damage is of such a nature that the room is unable to be let to other guests.

This right to charge will also apply where any item from the hotel room is removed or lost.If such damage or loss is discovered during the stay it will be drawn to the guest’s attention but, if discovered after guests have departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the costs for payment to the guest’s registered address.

We will make every effort to rectify or clean any damage internally prior to contracting specialists to carry out the work, and therefore will make every effort to keep any costs that guests would incur to a minimum.


  1. Law and jurisdiction

The Contract and any non-contractual obligations arising in connection with it then-current by English law.

The English courts have exclusive jurisdiction to determine any dispute arising in connection with the Contract, including disputes relating to any non-contractual obligations.

Each party irrevocably waives any objection which it may now or later have to proceedings being brought in the English courts (on the grounds that the English courts are not a convenient forum or otherwise).

We reserve the right, in our sole discretion, to make changes or modifications to these Terms of Use at any time and for any reason. It is your responsibility to periodically review these Terms of Use to stay informed of updates.
